Affordability and a mortgage

Before you start planning for your purchase you will need to understand what your spending limits are. There are a couple of ways to go about this; you can either approach your bank for an appointment to find out the best mortgage deal they can offer you. This will involve providing them with a host of personal information, mainly your income and outgoings This will allow them to determine your affordability. They will then inform you of the maximum amount they would be willing to lend you. This comes in the form of a document which is known in the industry as an AIP (Agreement in Principle) or a MIP (Mortgage in Principle). This needs to be kept safe as it will need to be presented to your estate agent when you are looking to make an offer on a property. This is a way of proving that you can afford the offer you’re putting forward.
Stamp duty may also apply to your purchase so you need to ensure you have funds for this too.

Mortgage deposit

You’re going to need money in order to pay the deposit on your mortgage. The average mortgage lender will request that you are able to make a minimum down payment of 10% of the price of the property you are seeking to purchase. This is called your deposit.

Start to look for your new home

You should now be ready to start looking for property for sale in your chosen area. Register with Rightmove to find that dream home. Alternatively, you can make contact with a dedicated local estate agent to help you with your search.

Top tips!

Search for properties within a set radius of things you need to be near such as schools, transport links and amenities.
Search by property type, budget and number of bedrooms.
You can then prioritise these results to only include properties with the features you want such as conservatories, en-suites, period property and many more. You can also enter your own keywords to find the properties that match exactly what you need.

Viewing properties

Viewing a property gives you the opportunity to discover whether the property is right for you. All of out new developments have show homes to allow you to get a ‘feel’ for how your new home could be. 

Offer accepted

Once the offer has been accepted or plot reserved and reservation fee paid it is time to get your solicitors instructed and get the legal work underway. Unless you are a cash buyer, you will need to complete the mortgage lenders application form and a mortgage valuation will need to be carried out on the property you are purchasing.

Once this is complete, you will receive your formal mortgage offer which you will need for your buildings insurance once the property has exchanged. At the point, your solicitors will be progressing with necessary enquires on your behalf with the sellers solicitors. Our team will keep you updated throughout the buying process and will liaise with both sellers and buyers solicitors to make sure the process of buying from us runs smoothly.  

Exchanging of contracts

Exchanging of contracts is the last stage in the legal process of buying a property after which you cannot pull out, without incurring legal costs and losing your deposit.
During exchange, copies of signed contracts are exchanged between the seller's conveyancer and the buyer's conveyancer, and the buyer's deposit is paid.

Completion

The completion of a property sale is the where all the monies are passed over and the buyer has the legal right to the property. As a buyer, you will receive a call from your legal services to let you know your money is has now gone through and you can obtain the leys to your new property.
